Notice of Public Hearings

Notice of Public Hearings:  September 5, 2018 at 7:00pm, Bylaw #18-13 and #18-14

Bylaw #18-13 proposes to amend the Lakewood Meadows Area Structure Plan to include a privately owned and operated swimmable lake in the middle of the community.  The lake is intended to be owned and operated by a private community association.  The surrounding land use, road network, and servicing configurations are proposed to be adjusted in order to accommodate the proposed swimmable lake.

Bylaw #18-14 proposes to amend the land use for the Lakewood Meadows community and the proposed land use configuration is intended to coincide with the proposed Lakewood Meadows Area Structure Plan amendment.  Land use is proposed to be a combination of R1N – Single Detached Residential (Narrow Lot) District, R1S – Single Detached Residential (Small Lot) District, and P1 – Public Service District as shown on Map 2 below.  The existing Phase 1 and the 11-acre Alture Properties property are not changing in land use designation.

 

A copy of the proposed Bylaws may be inspected by the public during regular office hours, 8:30 am to 4:30 pm, Monday to Friday at the Town Office (680 Westchester Road, Strathmore, AB), or can be found on the Town website (www.strathmore.ca/news/Bylaws-Under-Review).  Please contact the Town Office if you would like an opportunity to review and provide input on the proposed amendments prior to the Public Hearing.

The Public Hearing will be held in the Council Chambers, Strathmore Municipal Building, 680 Westchester Road, Strathmore Alberta on Wednesday, September 5, 2018, commencing at 7:00 pm with procedures in accordance with the Town of Strathmore Council Procedural Bylaw #16-18 and amendments thereto.

Any person or group of persons, or person acting on someone’s behalf, who claims to be affected by any or all of the proposed bylaws may present suggestions or concerns by making a submission to the public hearing.

Written submissions to the Public Hearing or the name of any person wishing to make an oral presentation at the Public Hearing must be received by the Planning and Development Department prior to 12:00 noon on Wednesday, August 29, 2018 as outlined in Bylaw #16-18 and amendments thereto.  If your written submission is not received by this time, please provide fifteen (15) copies for distribution at the Public Hearing.  Each person wishing to address Council at the Public Hearing shall complete their verbal presentation within three minutes. 

Please note that written submissions will become public documents once submitted to the Town, unless otherwise requested.

Notice of Public Hearings:  September 19, 2018 at 7:00pm, Bylaw #18-08 and #18-11

Bylaw #18-08 proposes to amend the Land Use Bylaw by adding “Cannabis Stores” as a Discretionary Use to the CB – Central Business District, CHWY – Highway Commercial District, and M1 – Light Industrial District.  Bylaw #18-08 also proposes to add a number of regulations respecting Cannabis Stores including hours of operation and separation distances from schools, parks, and emergency shelters.

Bylaw #18-11 proposes to amend the Land Use Bylaw by applying a District Overlay to 82 and 86 Slater to allow for a development permit application to be considered for a Salvage Yard (for an auto body and paint shot business).  The site specific district overlay for the salvage yard is proposed to have special requirements, such as screening the site with a 2.4m high fence, stacking vehicles no higher than the fence, landscaping a portion of the site with chinook tolerance and drought resistant trees & shrubs, and providing space for vehicle stacking from Slater Road in front of the gate.
