The Assessment department assesses residential, commercial and industrial properties to determine the estimated market value. This value is then used in the calculation of property taxes.
Assessors conduct property inspections throughout the year. While not all properties are inspected, you may see an assessor in your neighbourhood.
Annual assessment notices are mailed to property owners in January. The assessed value reflects the value of your property as of July 1 of the previous year, based on economic conditions and its physical condition and characteristics as of December 31 of the previous year.
By sending property assessment notices in advance of the property tax notices, owners have the opportunity to review their assessments and raise any concerns they may have about their assessed value before taxes are calculated.

Supplementary Assessment & Tax
A supplementary assessment and taxation notice will be mailed to you if your property is newly constructed, and was completed or occupied during the current year.
Your annual notice for assessment reflects the condition of your property as of December 31 of the previous year. If construction is completed after the condition date of December 31 you will recieve a supplementary assessment and tax notice to reflect the increased value of the property.
Your property taxes are then determined by prorating the supplementary assessment by the number of months the building has been completed and/or occupied for the year and then multiplying the revised assessment by the tax rate.
How does supplementary assessment & tax work?
When the increased value of new buildings has been determined, an additional supplementary assessment and tax notice will be sent to the property owner indicating the additional taxes owed for the year.
